Management and maintenance
The holiday complex Paradise Bay has centralised management and maintenance.During the first year of its operation (30.06.2007-30.06.2008), Build Invest Group will be responsible to provide these services to the owners. The idea behind such an arrangement is to develop an effective and sustainable system of exploitation and market positioning – key factors for the realization of future income from letting-out. After the one-year period, the owners can choose another company to manage and maintain the complex. Of course, we will do our best that all owners will choose us.
Maintenance (The service covers buildings and the common parts )
- Cleaning of the building and common areas (staircases, corridors)
- Maintenance and cleaning of the green areas around the buildings, the swimming pools and the children’s playground;
- All-year-round security service
- Insurance of the building
- Payment of the electricity bills for the staircases and corridors
The maintenance charge is EUR 7 per m², calculated over the total area of the apartment. It includes VAT and is payable once a year for the on-coming period.
Property and Rental Management (The service covers each apartment)
- Providing booking of the accommodation (advertising, negotiations with tour-agents);
- Reception and services for the guests, room-cleaning, laundry;
- Providing information and extra services;
- Permanent contact with the owner with reference to the condition of the property;
- Bill paying (electricity, water, cable television) and insurance of the apartment
The costs for bills, taxes and insurance are at the expense of the owners and are payable from a guarantee deposit of EUR 450. The volume of the management commission (renting and maintenance of the apartments) is 20% from the rental income.
